Home's Premium Material Package Specifications

  1. Structure Support Beam Posts - 3″ round adjustable steel posts or as load requires, complete with metal bearing plate top and bottom.
  2. Wood Beams 4-ply 2 x 10 grade stamped, kiln dried, dimensional lumber, or number of plys to meet required standards of construction.
  3. Floor Joists 2 x 10 grade stamped, kiln dried, dimensional lumber supplied to meet required standards of construction. Small, cottage-type models may have 2 x 8 joists. Sill plates supplied complete with foam gasket seal.
  4. Metal Joist Hangers & Mechanical Connectors Supplied for applications where required.
  5. Bridging 2 x 2 cross-bridging for between joist application.
  6. Floor Joist Headers Sufficient material supplied to close in joist ends and provide required headers at stairwell and chimney openings.
  7. Stairs Basement and service stair material supplied. Riser backer material provided for service stairs.
  8. Basement Furring Walls 2 x 4 grade stamped, kiln dried studs. Single bottom and top plate complete with R-12 glass fibre insulation, building paper and 6 mil poly vapour barrier (CGSB Approved).(Electrically heated homes may require additional insulation).
  9. Floor Sheathing Sheathing to be 5/8″ T & G standard plywood or 3/4" T & G oriented strand board (OSB). Adhesive supplied.
  10. Exterior Walls 2 x 6 grade stamped, kiln dried studs spaced 16″ on centre with 2 x 6 double top and single bottom plates. OSB exterior sheathing supplied, dependent on regional requirements. Lintels are 2 ply 2 x 10 No.2 S.P.F. or better grade stamped, kiln dried lumber.
  11. Pony (Knee) Walls 2 x 6 grade stamped, kiln dried studs spaced at 16″ on centre with 2 x 6 double top and single bottom plate with exterior. OSB exterior sheathing supplied. R-20 glass fibre insulation and 6 mil poly vapour barrier included (CGSB Approved). Pony walls supplied on split level, bi-level and grade level entry plans.
  12. Interior Walls 2 x 4 grade stamped, kiln dried studs spaced 16″ at on centre with 2 x 4 double top and single bottom plates. 2 x 6 material supplied for plumbing and bearing walls as indicated.
  13. Roof Sheathing 1/2″ standard plywood roof sheathing with ply clips.
  14. Roof System Engineer designed, factory assembled, energy heel trusses with metal connectors. Trusses spaced at 24″ on centre, including miscellaneous framing material.
  15. Gable Ends/Ladders Exterior sheathing supplied for gable ends. Gable ladder overhangs varies dependent on architectural design of structure. Material supplied to build according to corresponding architectural drawing.
  16. Roofing 30 year asphalt shingles, pre-finished metal starter for roof perimeter, ice and water shield for eaves and valleys, #15 felt provided for the balance of roof, and all necessary accessories.
  17. Windows High quality, white vinyl casement, energy efficient thermo glazed windows, complete with finger joint pine jamb extensions, low_E and argon, vinyl brick mould and nailing fins, plus all necessary hardware and screens. All sealed units carry a manufacturer's warranty. Windows supplied in pony walls as per plan. Hung windows will be supplied where shown on plan. All of our windows carry the Energy Star label
  18. Soffit and Fascia Pre-finished aluminium soffit and fascia complete with all accessories.
  19. Flashing Flashing provided for windows, exterior doors and roof where required.
  20. Siding Vinyl siding in selected colours supplied throughout, complete with trims. Strapping provided where vertical applications indicated.
  21. Air Barrier House Wrap air barrier and header wrap complete with sealant tape as required by code.
  22. Ceiling Insulation R-40 glass fibre insulation two-ply system.
  23. Exterior Wall Insulation Minimum R-20 glass fibre insulation supplied for all exterior walls (including pony walls), expandable foam insulation for door and window installations.
  24. Vapour Barrier 6 mil polyethylene vapour barrier supplied with acoustical caulking for inside of exterior walls and ceiling (CGSB Approved).
  25. Wallboard 1/2″ drywall supplied for walls and 5/8″ drywall or 1/2″ drywall and strapping for ceiling, complete with sufficient screws, tape and joint filler. Metal corner bead provided for extra protection at corners. Green board for shower areas, 5/8″ fire rated or double 1/2″ where required.
  26. Entrance Doors Front insulated metal door. Security viewer supplied for solid front entry doors. Rear/side unit insulated metal door with glazed lite. All doors include dead bold assemblies. All units are prehung and ready for installation. Sidelites includes as per plan. Patio or garden doors supplied as per plan.
  27. Interior Doors Pre-hung, embossed, primed swing doors in selected profiles complete with jamb and stop. Matching bifold doors complete with jamb for closets.
  28. Interior Trim 4-1/4″ MDF colonial baseboards and 2-1/2″ MDF colonial casings.
  29. Closets Closets are provided with coated wire shelving, integral hanging rod included.
  30. Caulking Sufficient caulking supplied for sealing at exterior wall plates. Acoustical caulking supplied for interior vapour barrier. Door and window caulking supplied.
  31. Fasteners Sufficient nails are supplied for framing, roofing and finishing.
  32. Door Locks and Hardware Quality locks and passage sets are supplied throughout. Grip sets provided for front entrance door. All exterior doors come complete with dead bolts. Interior door stops supplied.
  33. Ventilation Roof vents, gable vents, insulation stops, and vented soffits to supply ventilation to attic areas. Continuous ridge vents supplied on cathedral ceilings.
  34. Garage Packages All necessary materials for construction of garage included - 1/2″ drywall walls, 5/8″ drywall for ceilings or 1/2" drywall and strapping for ceiling, complete with sufficient screws, tape and joint filler. Minimum R-12 glass fibre insulation supplied for all exterior walls, Minimum R-20 glass fibre insulation supplied for ceilings. 2 x 4 framing material at 16″ on centre, OSB exterior sheathing, air barrier, siding and accessories. Windows and doors as shown on plan, insulated sectional overhead steel door, engineered truss system 24″ on centre, 1/2″ plywood roof sheathing, 25 year asphalt shingles complete with accessories, prefinished soffit and fascia. Note: Some models show optional garage packages.
